Making Mortgage Math Transparent
My Calculator Mortgage exists to help U.S. homebuyers and homeowners understand their numbers — clearly, accurately, and without the sales pitch.
Our Mission
Buying a home is the largest financial decision most people ever make, yet the math behind a mortgage is rarely explained in plain language. Monthly payments hide four or five separate components, interest compounds in ways that are easy to misread, and fees like PMI and HOA dues can quietly reshape a budget. We built My Calculator Mortgage to fix that: free tools that show the full picture, and articles that explain the "why" behind every number.
Why You Can Trust Our Numbers
Every calculator on this site uses standard, verifiable financial formulas — the same amortization math implemented in spreadsheet software and used by licensed lenders. Our mortgage calculator follows the French amortization formula for fixed-rate loans, and our affordability and refinance tools apply the same debt-to-income and break-even principles that underwriters use. We document these formulas on our tool pages so you can check the work yourself.
We are transparent about what our tools cannot do. No calculator can predict your exact interest rate, closing costs, or tax assessment. For those figures, we always direct readers to a licensed loan officer and to the official Loan Estimate that lenders are required to provide under the Truth in Lending Act (TILA).
Editorial Standards
Our guides are written to be accurate, current, and genuinely useful. We aim to:
- Explain, not sell. We don't take referral fees or promote specific lenders, so our advice isn't skewed by commissions.
- Cite authoritative sources. We reference official resources from the Consumer Financial Protection Bureau (CFPB), the U.S. Department of Housing and Urban Development (HUD), and the IRS wherever regulation is involved.
- Keep it current. Rates and rules change. We review content periodically and mark publication dates so you know when a guide was last checked.
- Admit uncertainty. Where figures vary by state, loan program, or personal situation, we say so rather than offering a false precision.
